My first property analysis
Hi, Good evening everyone...!!! Well here's my first property evaluated and out of the way... I looked at a property yesterday that I could have got for my opinion at a reasonable cost.. for $45000... I was checking this property out really good, because I knowed it was going to need some work, but it wasn't what I expected.... shoot,it was going to need a total gut rehab.. and that was just way to much I thought for my very first deal...so I called the agent back and just told them that I was going to pass on it...l mean if it was like maybe my 6th or 7th house, I might have took the challenge.... I mean I've been in the construction industry for over 38 years... Residential and commercial.. but to be My very first deal I want it to be just a little rehab and not a total gut job... what do you all think... did I make a good decision or not.... what's your opinion..?? Thanks and hope everyone has started out revved up for success..... LET'S GO...!!!

@Samson Paturi , yes Sir, I agree... I mean I'm just trying to get started and I'm not wanting to jump into a big rehab like that from the very start... even though I have the knowledge and experience to get it done, but I just felt like with me starting out at this investing that it would take up way to much of my time to where I could find other deals that might be a little higher, but less pricey in rehab and do 2 or 3 in the time that it would take to do that 1....
looking for you.
i am looking for a fix and flipper. i now have 65k line of credit to work with to buy the rehab martials. to know more just post here.

@Randy Ford , if you want to invest here in Alabama, I can sure find you a bunch of these properties like the one I went and looked at yesterday... Alabama is one of the cheapest states for low property costs... I could have got that property at or around $28,000 but it was going to cost at least $80,000 to rehab....it needed a total gut...roof and all.. didn't have no foundation issues,as far as outside footers and block work... but it did have bad floor joist and old presswood flooring.....

@Blake Choisnet , Good evening Blake, hope this message finds you in high spirits today and revved up for 2025.... Yes Sir, please send me the good Analyzer spreadsheet, that I can print off... I didn't use one yesterday, except for the knowledge in my head from my construction industry knowledge from building residential housing from my past... and knowledge of material costs.... that I already know... that's one of the reasons I passed on the property, and also because I didn't want to take on the challenge on my first deal....

Received clear to close last night. Waiting on the notary to call for the closing. Should take place this morning
