Can someone simplify this confusion for me? We have set up the SAAS Website, Core Sales Funnel, and 30 Day Lead Challenge. Which one are we trying to steer people to?

Friends... I got a realtor to hit me up after joining a FB group. He says "I see you joined our group. Are you looking to buy or sell? I'd love to help you." I respond with "I appreciate you reaching out so quickly! I actually own a digital marketing company specializing in lead gen, follow-up automation, and workflow automation. I'd be happy to connect with you if you are interested. If you are successful and feel that you are all set with leads, then I understand." He replies, "what kind of leads and what costs? I'm always looking for more business." I am geeked to have a potential first client! This is where I want to be careful about how I respond. Should I send him the link to my 30 day challenge? Should I offer to give a free trial account to be my Guinnea pig and work with him to get a review and feedback? Any help is greatly appreciated! ***edit 8/12*** He is a mortgage broker. How does this change my approach? I know we can work with mortgage brokers, but do I need to set up a whole separate funnel?
