I need some advice
Good morning everyone! My name is Andrea Santiago just joined 2 weeks ago. Any advice on how to handle the objection " I'm going to stay with my realtor". I'm focusing on expires and whenever I come across this objection I freeze. I need help! 🙃

My go-to line is: [If they sound firm, go for appointment] I completely understand how you might feel pressure to use the same agent since they’ve already invested so much time & money, honestly I find that extremely admirable about you! With that said, I still believe the right advisor would agree that you owe YOURSELF the best before you owe anyone else, correct? So why don’t we get together and see if this MIGHT be something better for you, and if not no hard feelings I’ll understand and go help the next person, sound good? So would you prefer Xday at Y time or Zday at W time? — [If they sound lackluster about other agent, handle objection straight raw over the phone imo] Mrs Seller I completely understand why, like most people, you would want to use the same agent. The thing is, in order to get to better, something must be done differently, don’t you agree? Why don’t you let me and my team show you how what we do is different, because that’s what’s required to get a different result. — You decide which one to use over firmness of tone on the phone

How to handle seller who asks for TRIPLE home value?
A) Set up meeting to “explore upgrades” aka bring to reality B) Send comps via mail/email to not waste time C) Add to Drip Campaigns and followup in X months D) Ignore and on to the next. This is circle prospecting a neighborhood when I have a Buyer/Seller Past Client of mine in a neighborhood I’ve door knocked quarterly for 3yrs+ [calendars, extra buyers, home valuations, reverse mortgage campaign, etc] Just started building database and it’s built so much confidence in my expertise

is anyone still using Text Blasts?
New CTIA laws seem to have really shifted that industry. I know using an OPT Out method is required but I can imagine that dramatically reduces conversion since it gives prospect clear option to never be reached again forever over a likely temporary emotion. Let me know if you all have any insight, much appreciated

If it’s for a long and very cold list [expireds, FSBO’s, Distressed], you’d want to go with one of the many platforms that has a triple dialer. I would ask Alexis for his recommendation and referral link so you can support his contributions to the group 🫡 If it’s for warmer or targeted calls [circle prospecting, SOI], I just use my phone and dial. Will likely get VM and I am quick to send a flyer + message in a friendly UI in order to accomplish main goal and move on to next contact. Below is example of flyer I’m using currently. This is after a quarterly Neighborhood Update Email and before a Door Knock next weekend I’ve closed two listings in two years in this neighborhood and have knocked a few times [how I got last listing] so I am considering doing EDDM postcard route with USPS Goal: - Double end listing with serious buyer - List the serious buyers house - Gain insight on neighbors timeline and interest in selling [recording below of a guy who wants to sell next year (feel free to critique my rambling spanish)]
