Hey all, Josh Dees, Im from Dallas, Texas. I am currently working re-booting my biz and starting from Step 1, I wasnt ready for the money I made when I made it... and focusing on FREE and LOW COST Strategies for Prospecting and Marketing. As far as Immediate help, I would like to know about what to do about Hard to Reach Homeowners, there used to be things avaialble, but as with most things, they are gone and no longer available. I get the jist, but any tips, strategies, and a solid process, bullet point (Step 1, step 2, step 3 etc) would be extremely helpful I have done deals before; wholesale, fix and flip/ rehab, subject to, wrap around mortgages, owner/ seller finance, note sales (wholesaling notes and sold my own), created paper, rehabbed paper, tons of creative stuff, I would love to help if I can I dont know everything, but Ive learned a lot eager to learn love to help live to serve "A candle loses nothing by lighting another candle" James Keller "Just as one candle lights another and can light thousands of other candles, so one heart illuminates another heart and can illuminate thousands of other hearts" Leo Tolstoy Abundance Mindset #WeNotMe

@Tammy Wimer How do you decide when it's worth it to go after a hard to reach owner? For example, I've got a couple leads right now who are tax delinquent on inherited, vacant mailing properties, and all the numbers and addresses listed for them are invalid. How do I know when I should spend time hunting them down vs moving onto the next one?

Started researching a couple months ago but never did anything with it. Still got a lot of questions, but I figured it's time to dive in rather than tryna answer all my questions before I start. About a week at it

i just started but i’ve been pulling lists from the county also, and propwire because it’s free and they don’t appear to be bad quality

Learning Experiences?
I'm still very new, but I've been spending hours researching wholesaling and specifically messy title. People talk about their success stories a lot, but I'd be curious to know if anyone has any failure stories they could share and what they learned from it. Thanks!

Where are you from? I'm about 40 minutes north of Dallas What are you working on? Learning! I've just started exploring different niches and trying to find the right one for me.
