@Blake Choisnet this is a great post and one that I will start with. I'm a newbie here but my win is finding this group, I have already checked off a few of these boxes so will continue with the rest. What I need to do now is align myself with finiancing partners and learn the tools to best anylize a property. I've found one that looks very intrigueing to me. It has a long time triple net least in place until 2028 and the tenant pays all the taxes, insurance, maintenance etc. After 2028 it would be a great prospect to convert to condos or apt's as it's a waterfront property and could possibly have boat docks iadded as well, so lot's of upside to make them luxury condos, or if it makes sense, re-negotiate the lease with the existing tenant. This would be my first deal so I'm excited about persuing it further. Thanks. Ed
