@Shuntice McBurrows Gotcha. Figure out how much she owes. This will be one that you just keep following up with over time and may be able to make something out of it.

@Shuntice McBurrows If it needs work she ain't getting that 1.3M. What you can do is look in that area to see if any houses sold in that area and call those agents that has worked on a 1M+ house and see if they have anybody that would be interested as an investor or as a retail buyer.
No Zestimate
I have a property that’s been sold a lot so I am assuming that why it’s no Zestimate. I did look at comparables in the area which range from 400,000-500,000. What number should I place in the calculator?

Pick the closes house that has soon near it that's the same size and year built and go with that property's zillow.

Is there even a deal worth here?
Hey i have a lead this lead for 134 Mayes St; Fitzgerald; GA; 31750 and he is wanting 25k it is 2/1 1K Sqft. Says he is tired of dealing with it / underperforming tenants and Im wondering is there even any money to be made in this deal? If anyone wants to help would be appreciated told him i will get back with him after i confirm some things with my “underwriter”

If you need a price reduction you would just write up an amendment.

I have this lead that reflects as land on Zillow but the seller states he lives on the property and the Zestimate shows $247,300. He is asking for $450k and in the calculator it shows my offer should be between $177,635 - $194,163. How can I find the actual value with the house and the land included to be able to put it the calculator to produce and sufficient offer ? Any advice on how to move forward this particular deal?

If they are asking for 450k then they are delusional. Stay close to your numbers and make sure they will let you list it.

Yeah but 450k is still outrageous for that area.
