I have this lead that reflects as land on Zillow but the seller states he lives on the property and the Zestimate shows $247,300. He is asking for $450k and in the calculator it shows my offer should be between $177,635 - $194,163. How can I find the actual value with the house and the land included to be able to put it the calculator to produce and sufficient offer ? Any advice on how to move forward this particular deal?

If I’m not mistaken the Zestimate is only a Zestimate for the 34 acres , How do I calculate the property as well ? I hope this makes sense
