@Charles Meyer Build a system! Finding deals is managing a pipeline with consistency. We had an MLS scraper, multiple agents looking for us, short sale agents that we build a reputation with, door knockers that would go out and knock pre-foreclosures, we knocked every week (yes, I am a door knocker!), mailers work but I personally didn't do those because they get expensive, relationships with wholesalers (call every "we buy houses" add and get on their list), scouts (i.e. delivery people - pay them per lead of unmaintained property), and of course the riskiest and most difficult (but my favorite) is auctions! In Module 1 - Part of building your team is getting people in place to help you find deals. In Module 7 - This breaks down different deals and sourcing them (and what you need to know about each!) In Module 10 - This one is about marketing to build your pipeline.

@Charles Meyer Love this! My first transaction was similar. In the 90's I bought my first home on 0% owner-financing. Then I offered them less to pay off in full early (gained a 40% discount on this request). I fixed it up to live in it. Then I sold it to a friend on owner-financing with 10% interest for 66% more than I paid for it a year later. And had NO IDEA what I was doing! And EVERYONE benefited from this transaction - the original owners were able to sell the property they couldn't maintain/afford. My early payoff offer was perfect timing and made a difference for them. My friend got access to a property he otherwise couldn't qualify for and normal interest rates were around 8% at that time. It was awesome all the way around. I didn't realize what I had done was abnormal until they were teaching it on stage in real estate seminars I attended years later 🤣
