Boots on the ground in Baltimore MD.
What is the best way to go about getting boots on the ground in a Virtual Market? I have a duplex in Baltimore Maryland that I may be getting under contract this week and would like for someone to be there in order to show my cash buyers the property.

@Zach Sedino Yo thanks for the tag! What's up @David Bell I'm in DC but Baltimore is technically by backyard also, just 40 minutes north. Whatever you need let me know. Done a lot of deals there and can help with comping (got MLS), boots on the ground, buyers, title, etc.

Mastermind Deal Analysis
I'm curious to know what the community thinks about the below deal we're working on currently. I was intrigued by Tony's presentation last week on how he approaches potential sub-to/seller finance opportunities. Here's the breakdown: Lead type: Probate Description: 4/2 Rambler with a detached garage POC: Personal Rep; probate completed and bonded with letters of admin (Widow of deceased) ARV: $500-$520k (Super hot area with average DOM 7 days) Repairs: $50-60k Amount owed: PR originally thought it was $260k but payoff came in at $364,900 Wholesale offer: $285k initially which was accepted until payoff came back much higher Mortgage: $1,350 (P&I) Interest: ~3.28% Loan Refinanced in October 2019 into a 30yr fixed with a non-interest bearing ballon payment of ~$100k Rental Rates: $2,100 - $2,100 with average listed days of 10 days (Potential cashflow of $600-$700/mo) This should be enough info to think through potential options. The seller is open to sub-to as long as she walks away with $20k or so. open to a short-sale, open to a cash offer as long as she walks away with $15-$20k, open to a novation as well with the same terms. I'm curious to know how you all would structure a deal given this!

@Tony Jardieu Thanks for the breakdown! You're absolutely spot on. I ran the numbers so many different ways and came to the same conclusion. Here are some answers to your questions above: - We got a payoff authorization signed Thursday so we should be able to see the full payoff soon. From my conversation with her, there was a conventional 30-yr mortgage and a couple LOC's which were all refinanced into one loan. The P&I balance is $260k or so. Loan has been in default since July 2023. The remaining $100k or so is a deferred non interest bearing loan actually. That's why she didn't know about it. - Not sure about the total arrears but there are missed mortgage payments since July 2023. That would mount to around $16k without additional fees the servicer may charge. I'll be sure to get this figure. All in all, I agree with you, the numbers don't make sense regardless of how you slice it. So, we decided to pursue a short-sale on this and she is in agreement. We have connected her with a specialist we've worked with in the past and the plan is to hopefully get a short-sale approval in the upper $200's and either wholesale it or wholetail it given the high demand in the area.
