How to Comp a Property w/ an ADU.
I know we spoke about this last week on the community comp call with Joey and Zack, but I still do not have a full understanding on how to run comps with a property that has an ADU. Can someone please give me an example and explain the process once more please? I do remember something being said about giving 50% of the value for the property.

Hey y’all! I’m trying to comp out a property and want to understand the difference between how Earons comp formula vs the arv * 70% rule minus repairs? Can anyone send me a repair cost reference as well? Much appreciated!

$20 per spft. (Lipstick Reno) $40 per sqft. (Basic Reno) $60 per sqft. (Gut Job Reno) $75 per sqft (Destroyed) *Side Note: Always add 15% on top of Total Repair Costs. Hope this is helpful for you. This is the Repair Costs Formula that helped me close on my first deal, and I was told by my cash buyer that my #'s were pretty much spot on after he spoke w/ his contractor.
