I have shared my thought here in being persistent and YES, I practice what I preach.

Example:

I lost this deal three weeks ago because I moved too slow

I was really annoyed

I followed up with the broker weekly

Professional, but persistent - but made sure he knew I wanted it

Got this message today

$1.375M purchase, conservative underwriting gets it to $2.1M in two years
