My Airbnb Arbitrage House Hack
🌟 I recently moved into my Airbnb Househack! 🌟 I wanted to make this post to share with you how I was able to do this, what the projected numbers are, and just some fun 🎥 B-roll of the process along with the finished product! How I Found This? 💻 ZILLOW 💻 I found this property scrolling through Zillow. I immediately 📞 called the homeowner within an hour of listing to be the first to introduce myself. I pitched them on the idea, and they were pretty interested 👀 in the concept. BUT I needed to go over to the property in person to work the rest of my charm 😎. After viewing the property and even taking the homeowner to another Airbnb arbitrage property I had, they were sold, and I had a lease within the week 📝. 💡 I negotiated my first month free and for my security deposit to be prorated over time. Now I have 30 days of free rent to furnish the property and get it ready. This property is unique, so I decided to go all out on the design 🎨. Working closely with my business partner Drew, we came up with a lot of great design ideas, which I’ll share in the photos. When I say this property was unique, I mean it! 🏠 🏛️ Location Twist: It’s in an area where Airbnbs aren’t allowed unless there’s an internal staircase or connectivity and another person, known as the homestay operator, living there at the same time as the guest. That’s ME! 😄 The cool thing is I have my own living space entirely separate from the unit: kitchen, office, etc. Facing Challenges 🤔 This was a scary process to navigate because I’d never had to work with Airbnb regulations and laws before. I’d already dropped $20,000 on furniture 💸 while applying for a permit. I did extensive research and felt confident in making it work, but we had to stay smart 💪. Technically, a Homestay Airbnb is only permitted for 2 bedrooms, so we had to get creative with the other two “bonus rooms” 💭. We designed this property to be one of the top-performing Homestay properties in our market 🌍. I’ll attach as many before and after photos as I can 📸 to give you some behind-the-scenes looks!
