I'm inspired by the platform and actively working on raising capital for various real estate investment projects, I've flipped and sold over 10 properties in Memphis and I'm currently working on a rental portfolio to collateralize and re-invest into future projects. I'm also familiar with GA, FL, TX, MD, and PA.

  • Cash Flowing Multi-Family over 10 doors - offering 25% of ownership and Net Profits
  • Bridge Loans (fix and hold) - offering 25% of Gross Profits (non-taxable)
  • New Construction - offering 25% of Gross Profits
  • Terms - 100% financing
  • Terms Included: Purchase | Rehab | Interest Withheld & escrowed | Closing costs - up to 74% of LTARV
I'm seeking 100% financing for either a percentage of ownership or gross profits, with strict underwriting. If the percentage route isn't agreed upon, I'd construct a loan management process at 2.5% origination @ 10% interest annualized for 9 months terms.

  • Insurance - builder's risk policy
  • rehab scope
  • DL + SSC
  • Commercial Application with experience of pass deals
  • Credit check (not disqualifying but we want to ensure the borrower is paying bills on time)
Profitability:
  • The average origination for short term projects would be around $4000 per loan, targeting 50 loans per months, realistically funding 25%; which is 12 loans per month. Based on those conversion numbers $50,000 per month would be a target. Dividends would pay out each quarter.
  • Long term projects would pay out through collection of interest payments.
