@Ericka Alexander thanks. There are (40) 1bed/1bath or studio units within 1 mile. Many of those have pools and newer gyms. This one has a gym, but no pool. Seemingly no storage (still working on that one). Each unit is accessed outside (instead of having indoor hallways like newer ones. Deep Ellie and Addison have great nightlife within walking distance. Not so much with this one. (Though everything is within 5-10 min drive)

@Ericka Alexander considering selling them, turn key, or contacting the owners back, and seeing if they are interested in having somebody manage their short term rental units. The more I thought about them, the less I wanted to arbitrage them

Negotiating on a 5 unit apartment complex (arbitrage).
