The only one we could find in BC is Vancity credit union, and rates are high!

Oops, I missed this step at the start.... My name is Robbin, I'm from Surrey BC. My boyfriend and I just sold our house and bought a lot in West Kelowna to build our dream home!!!!! Mike has been in commercial construction for over 25 years and is planning on building/General contractor (a bit of both). My main job is budget! How do I do a take-off? What percentage for excavation, foundation etc.?

Hey Kathy, We're the GC of our new build as well, building in West Kelowna BC. We were a little surprised by some of the soft costs we encountered....these may not apply to any other provinces but these are some of the soft costs we encountered. Land surveyor $3000, Energy advisor $1,000, structural engineer $3,000, soils engineer $3,000, Permits $5,000 Some Truss companies have engineers so you can get 2 for one. I myself asked everyone around me that was building and then sent 5 companies request for quotes... wwcompared what they included, did they do floor joists as well etc, lots of leg work! Framing Price Per Square Foot Quotes
I’ve been chatting with some framers this week and hearing that local framing prices are ranging between $15-$20 per square foot depending on roof complexity. This is labor only no material of course. I remember about 7 years ago when it was closer to $10 per sqft! Has anyone else gotten quotes to compare notes? If so post below!

We are building a 4300 sq ft home with 15'6 High ceiling in the great room out in Kelowna BC and Ive got 3 quotes ranging from $10.50/sq ft, $12 and $14. $20/$27 a sq ft sounds insane to me.....eek!
Budget Sharing / 5 Day Budget Challenge.
I'm about to start pulling together a budget for a potential future build this week, and I imagine it will take me at least two weeks to pull in all of the major line items to get a solid budget that is one layer more accurate than my per square foot model. Does anyone have an itemized budget they have pulled together recently that they would be willing to share all or any parts of, with some context about the size and complexity of the build? If so I could potentially get a shared group drive folder going to house these and we could hop on a group call in the coming weeks to discuss. If you've got anything your willing to share, just comment "I'll Share" below and I'll DM you. ALSO Based on the recent interest in the "5 day challenge" model I have seen in a real estate investment group I take part in, I am wondering if there would be appetite in this group to participate in an intensive "5 day budget challenge" where we all go through the motions of breaking up a line item budget of about 50 major items into 10 items a day that we all track down in our respective market and feed our inputs back into the group to build our semi accurate line item budget in the least time possible. We have to put in a retaining wall and the best price we have found so far is $42/sq Ft, also we have to hire a surveyor who will have to visit the site 3 times and that cost will be between $2200-$3000. We are also building a 14x28 pool with a liner and that cost is $80K and that doesn't include any decking, stucco is $14/sq Ft, architect fees were $6805. Still waiting on quotes for engineering, trusses, foundation and framing. We are building in Kelowna BC
