Welcome to the community of future builders! The goal of this community is to make it easier for you to tackle your first build. The lot was $505,000. It has a new drilled well but a small cottage on the property needs to be removed. I'm capable and willing to do most of the work but I'll be hiring out foundation, framing, drywall and getting some help with the plumbing. In the past I've been pretty adept at finding mid-level finishes at pretty good prices. I'm hoping to be able to be able to complete the project for under $400,000 not including my labour.

As far as I can tell I won't be subject to development charges because it's a rebuild. I feel like septic approval is going to be the biggest challenge given the setbacks. Also having to wait until spring to start construction is unfortunate. Otherwise I'm really looking forward to getting going. I'm planning to focus on finishing the main floor and work on finishing the basement in the future. Also planning to go with a diamond polished concrete finish on the basement floor. Have you had any experience doing those?
