@Brian StPierre No, I don't use any of those photo sites. If a realtor wants to upload the photos themselves, I add the photos, into a folder, in my Google drive business account and share the folder with the realtor. If they want the tour link, I just email it to them. As for the tour links, for the most part, I use the CloudPano link(s), however I also have my own dedicated hosting/database server to which I sometimes upload the tour files and host the tour(s). We deal with 200+ realtors, and, so far, only 2, yes only 2, want to upload the photos themselves. One of those 2, only does it herself, because she uses a MLS service which does not have a certified real estate photographers program. She is in the process of changing to the Beaches. I suspect more and more of the MLS services, due to the NAR settlement will consider creating a certified photographer program. The main issue is the cost to develop such a program is beyond a lot of the smaller MLS services. The whole real estate market in the USA, due to the NAR settlement, is evolving, and maybe more MLS services will create a process where photographers can upload to the MLS. The issue is vetting the photographers.

@Zach Calhoon I agree it is common, however, considering the NAR settlement, and the potential reduction in overall earnings for brokerages, there might be a reduction in personnel in brokerages. I and all realtors had to sign an agreement to follow the new NAR rules. These rules are changing the structure of real estate marketing. There are no more set fees. The real estate market is evolving, and I predict brokerages, especially smaller brokerages, are going to reduce their overall staff. I further predict that in the final versions of the evolved market, real estate agents are going to gravitate towards certified MLS photographers, so they do not have to upload photos, videos and tours, because their brokerages will/have reduced their staff. Zach, if you have friends who are real estate agents, you might ask them what I'm talking about. It is my prediction and the prediction of most busy realtors, that those realtors who do one or so properties a month are going to find it difficult to make a sustainable living. The fee structure is no longer the same, which will reduce the earnings per transaction. This means, and as I deal with 200+ realtors, that the realtors who are going to remain successful, will have to sell more properties. This means having a MLS certified photographer will help ease their transition to the new rules, because instead of spending an hour or so uploading, sorting, naming and the descriptions, they will gravitate to allowing a certified MLS photographer handle that portion of the process. I am also predicting that more and more MLS services will create a MLS photographer certification process. It has been less than a month since the NAR settlement has taken effect across the US, so what I've just said is really my prediction. That said, the simple truth is the overall earnings per real estate transaction, will be reduced, which will affect the staff and responsibilities of realtors.

I like it, but it seems too amber in some of the scenes. How much do you think real estate photographers/videographers could charge for that video. Also, related to cost, what market do you think is a viable market for property videos?

I’m curious to know what everyone’s niche business(es) to create the 360 tours are. I haven’t really niched down yet. Interested to know not only what yours is/are, but what prompted you to choose it/them.

I understand being nervous, as I am still somewhat nervous when cold calling. One thing I do is to make sure I know the extent of my market. I get a list of all the viable businesses and realtors within my market area(s). I get the information from the local business licensing boards. In most instances, states make licensing information available at little to no cost. The information comes with the name of the business owner and their full contact information. This gives me a better understanding of who to contact. When marketing to realtors, I start by sending out mailers, which includes a letter, a trifold flier and a business card. I also use the mailer approach with differing business niches. This approach helps to reduce the fumbling and gets me closer to the correct person who can make the final decisions. With realtors, this allows me to know who the brokers are, and in commercial business, this approach gives me a better knowledge of who to contact. In addition, the mailer gives me a way to initiate a contact, which reduces the despair when not knowing who to ask for when cold calling. Once I have the contact information, I have a way to keep track of who I have contacted. I use an Excel spreadsheet. I keep notes. Because this approach gives me the ability to ask for a specific person, which greatly helps to reduce the sense of not knowing who to ask for, when cold calling. So, know your market. Get their contact information. Know who to ask for. Tailor your marketing to the various niches. Keep track of each business you contact, including the manner in which you contacted the various businesses. In some instances, I do a follow up phone call. In some instances, instead of a mailer as the initial contact, I start with a phone call. Because I know the size of the business and ownership information, I have a better idea of the way to initiate a contact. So, know your market, keep track of who you have contacted, and stick to an initial contact plan. Then adapt, amend, and improve your marketing techniques based on your contact data.

It varies for state to state. Try calling the business licensing department in your state and ask them, if and where they can go to get the licensing information. You might try searching your state for "Department of Business and Professional Registration." Add your state in the search query. Then call them and ask if the information is downloadable.
