Hi Everyone!
New to wholesaling and I've been flipping / using BRRRR method for about 18 months. I currently have (6) LTR and (5) fix n flips listed or under construction. I'm currently investing in the FL panhandle with aspirations to venture east and west. Glad to be part of a community where I can hone in my wholesaling skills and hopefully add value to others in areas I have more experience.

Novation??
So, we just locked up our first novation contract, kinda. We have this lead under contract as a cash deal. I have built a great relationship with the seller. We have been struggling to move the deal because we locked it up a little too high. So, I went to the seller and told her I had it locked up too high, and she's just in a position where she can't take any less. However, she agreed to allow me to take it to the MLS as a novation deal. Does anyone in this group have experience with doing those types of deals that would be willing to share advice and the do's and don'ts?

Turn buyer leads into cash
In digital marketing, we can't control what people click on. In every campaign for sellers we find people that are apartment hunting, looking to buy, or asking about other off the wall stuff. The difference between the part time wholesaler and the savvy investor is what you do with these. Our recommendation is to partner with a local realtor or property manager. Tell them what you do. Then let them know that on occasion you have these types of leads come in, would that help their business? Now here's the problem with Realtors: They will default to thinking you're asking for a referral fee. Tell them NO! You are offering to partner with them on marketing. Create a contract and offer to be an additional marketing channel for when these come in. Charge what you think is fair (I suggest between $50 and $95 for a buyer lead depending on your market). Create a system and a script so that when the next buyer comes through, you can refer them over to your new marketing client to help liquidate your ad spend on that lead. Don't forget to keep that Realtor informed of what you do, the types of properties you look for, and even seeing if they know what a list back is. Who is an investor friendly Realtor in your market that you think would do this?
