Flex Space Bay Depth Preferences
We are finalizing our designs for a new Workspace USA flex space project in Central Texas. Our first and second projects were made up with about 75% of 50' deep units and 25% of 60' deep units. We have not built our projects for rentals or leases as we form condo regimes and sell our units to end users/investors. Do any of you have any insight into what unit depths works better for you? We are interested in possibly retaining some of our units for long term rentals. I'm also interested in possibly evaluating mixing in some smaller, 40' deep units to create 1,000 and 1,200 sf units using 25' and 30' bay widths. Any insights would be appreciated. Thanks

Working through a similar question now on a small one-off site in NC that will be long term rentals. The spaces will be 25' wide spaces but debating on the depth of the building. Had originally planned to go 60' but thinking taking it to 75' since there's plenty of space. Fixed costs are so high that adding the additional sf is cheap at this point and rents should still be to a point they are affordable for most small businesses. Just my take. Rough site plan attached.
