Can we ask if anyone has experience in specific areas? I'm looking at West Virginia and Kentucky for rental properties.

@Charles Meyer This is an area I need to learn as well. I've seen a few deals recently that I wasn't in position to work because I didn't know how to get the funds to lock it in.

@Amy Jones I worked with my mother while she was a real estate agent for 20 years, and I learned a good bit about Maryland contracts. Not sure how that translates to other states, but should be a quick learner.
Potential property with foundation problems?
Sometimes real estate investors pass on properties that have structural problems with the foundation. Let me tell you that these properties can be golden nuggets! Do they need repair? Probably. But if you are tied in with a good foundation repair contractor this purchase and flip or rental can make you $1000s in negotiating a better purchase price.

I passed on a house in Glen Burnie, MD because the foundation had a crack in it. I didn't have the knowledge then to get an expert and estimate. At the time the house was being sold for $80k. Looked it up last week and it recently sold for $390k. Missed opportunity.
