Where are you from? Nederland TX, SETX, not born here but raised here and been living here my whole life. I'm currently an engineer that works for an engineering firm that contracts for alot of the local chemical plants and refineries. Do you currently own any investment properties? No. I just flipped my 1st property and struggled a bit with the whole process. Not even 100% if I'll make money on the deal. All the cost at up my profit and it took longer then expected. Definitely learned alot of what not to do on my next deal and need to learn more before I jump into anything else. I would love to wholesale the next deal to myself.

@Jiries Dawaher #1 was probably my mindset started to struggle as the rehab went longer and overbudget. The house also didn't sell as quickly as I thought as well. It's under contract but I still have to address all the agreed upon inspection issues. #2 I didn't use the rehab spreadsheet from academy. I may upgrading more then I should listening to my contractor for the area. Plus the 2.0 spreadsheet may have told me this is a bad deal, but it came out after I picked up the house. #3 I didn't finish academy 1.0 or 2.0 and really understand everything completely before jumping into my first deal. Figured I jump and just learn. I've since finished both and I now want to become an expert in all 3 aspects: mindset, underwriting, training.
