I just got into contract on Property #5!
Hey all, If you attended the meetup last night - you know that I am under contract as of yesterday for a duplex in TX. I asked my Cost Segregation guy to give me an estimated Cost Segregation to give me an idea of what I could claim for Bonus Depreciation this year for this duplex. Here is what he sent me. I can claim close to $87,000 for bonus depreciation for this property. Since I'm closing at the start of December, I'll only have about $4000 of total rental income collected. Meaning I'll be reporting close to $90,000 of passive losses from this one property - which should reduce my taxable income by $90,000 - and saving me about $35000 in taxes this year from this one property. Just thought I'd share! BTW: My cost seg guy is sam@resurefinancial.com - just let him know Michael Hyun sent you. LETS GET SOME DEALS DONE THIS YEAR!

Hey everyone, nice to join you all this wonderful community. Im from San Franciso myself originally (the city, and then peninsula) currently living in Las Vegas, but would move back to my beloved City by the Bay if it 1980s prices all over again hehe Anyhow I am currently a REI and doing transactional lending, Private Capital Raiser, PML/PMP/HML connector while still working on building my commercial portfolio I wanted to mainly focus on distressed light industrial/flex space w/value add & tenant triple net leases, but its so saturated and overpriced here in this asset class, so now trying to buy into my first MF, as well as starting to capital raise for my own projects and investors fund. I joined because I want to learn all these tax strategies and how to build wealth thru those tax savings & EQUITY GROWTH vs cashflow - I really really need to pay attention and learn those strategies, that is my reason for joining you all. I look forward to learning and growing and hopefully collab and bring value in any way .... Glad to be here #9ersempire
