I have to come up with an offer for a bi level house with tenants. monthly rent is $1800. There are no recent similar comps. Except there was a bi level similar house comp sold for 188k in 2022. is that too far back? Also, for a buy and hold do we use the 1 % rule -10/15% ??after that do we minus profit?

Anybody ever dealt with buying a lot from and owner but the owner was renting the lot out to a tenant who has an RV on it. The tenant who has the RV on it doesn’t pay rent anymore and there’s no lease. Do you think a buyer would buy it then evict the tenant off the vacant lot later? What would you do?
