I have someone looking for a JV arrangement to show they have 100k in the bank so a deal can close. Curious if we ever do this or who can do this? They are wondering what the fee is.

I just talked to a wholesaler who wants to purchase a community of lots from a developer for $4mm (planning to assign for $5.5mm). He is looking for $40k EMD and double close funding and POF. My question is can we provide POF for $4mm? Not sure what the limit is on POF.
