Hey guys, I'm a carpenter in Saskatchewan and I'm very new to real estate investing (looking to buy my first property that isn't my residence). I'm curious if anyone has experience with not only forcing appreciation on a property, but also on a neighborhood?
I live in an area in Saskatchewan where I could buy a dump for $30,000 and rent it out for $1,200 tomorrow, but I'd be dealing with a lot of riff raff, possible angry neighbors, damages, possible drugs etc. Or I could spend 4-5x that and do some extensive screening, hopefully get some decent tenants, and only get$300 more. But I wouldn't be contributing to the riff raff problem which really appeals to me. I would like to be part of the solution, not part of the problem. But I also don't have the funds to be buying the more expensive properties right now. So I guess in a long winded way I'm wondering
A) If you guys think it's worth it to slum out a property for a short time to get started?
B) Have you guys seen any success in Changing a C class area to a B by investing in it, doing diligent screening and property improvements, and basically forcing the non contributing members to leave by not providing housing to them?
