What would you do if some tenants don't have email and you want to integrate them into your property management platform? To set them up for online rent payments, community notices, etc. I've heard some people offer to set the tenants up with a gmail account - but then how would those tenants monitor it?

If you can add in different scenarios for GP/LP splits that would be great! Couple unique ones are: 1) cash flow split reversals after principal investment is returned (e.g. goes from 70/30 to 30/70), or 2) GP catch up after pref is paid (e.g. after LP gets 8 pref, GP gets caught up to 8 pref, before rest gets split 70/30) @Michael Pansolini
@Michael Pansolini another scenario - would you be able to model for 1) a JV? 2) or a syndication where thereโs a waterfall on the cash flow but a straight-split for equity?
If you are self-managing a MHC that you syndicated, how and when would you take out your PM fees? Is it monthly on the 1st, monthly after collecting all tenant payments, quarterly, or something else?
@Michael Pansolini It basically says "manager shall determine in their reasonable judgement what to do" Agreed on the gross income approach, since this is how a 3rd party PM would get paid as well. Thanks!
