Straight to the point, historic examples of how what’s being taught actually works, plain simple english
Power recognizes potential
Through my dealings I’ve come to understand that people of power recognize people of potential. And people of potential need people of power. A lot of my success that has allowed me to get the leg up was by adding value for free to people of power. This got me recognized and gave me the opportunity to team up with them once they saw the potential. When you meet someone of power - try to understand what they need or want and work out a way to provide real value that aligns with their wants for free

New build or established?
Which is better? Investing in new builds or established properties? I wanna know everything perspective on this.

There are many ways to answer this based on personal situations. But in my experience, there is often more opportunities in established properties. I say this because you can often find flaws to negotiate the purchase price and terms. And often you can find opportunities that are miss priced by the agent. Eg ability to develop in a certain way etc A new build is often flawless and is priced at the peak of the market. This makes sense if you’re buying in a blue chip location but you’re spending 4m + because you’d expect capital growth regardless in the blue chip location. Eg burley QLD, toorak Vic, double bay NSW. So the early investor is priced out of these opportunities But again, each circumstance is unique and requires a different answer to the above IMO
