Hello Everyone, @Lee Nugent this is a cool thing you've done. I'm looking forward to checking out your content and hearing from the others in the group. For those that are new to real estate investing I can say for certain you'll learn more and faster by getting involved with people experienced in the areas you want to focus in and groups like this one is a great way to do it! I've been investing for almost 20 years now (starting to feel that statement in my lower back). I'm a real estate broker, I sold my third party management portfolio at the end of 2023 in an effort to simplify my life and remove all the things I don't enjoy doing from my daily workload. In the next 6 months I expect to be liquidating 90+% of my rental portfolio and replace those units with class A residential and/or prime office or flex space. I'll be taking a huge blow to my monthly cash flow, but these are areas that are more aligned with my interests and things that get me excited. Next steps are new construction and apartment complexes. For anyone that's thinking this sounds like a crazy idea you're not wrong, and frankly it terrifies me to think of what could go wrong with all of this, but the worse alternative is to keep doing what I've been doing which I really don't enjoy. I hope everyone and anyone that isn't happy with their current situation finds the courage and fortitude to make the hard changes. I'm still in process and I hope all of you will wish me good luck!
