Mobile Home Strategies
Hey everyone! Would love to hear different opinions on MH strategies like buying land/home package and seller financing MH with a downpayment and lot renting the land, seller financing the whole thing over 20 years, keeping the home and land and renting the whole thing out. I believe there's numerous ways to invest in mobile homes and parks with different strategies on selling the homes, SF the land/home, etc. Would love to hear what y'all have heard, liked or used before!

Land
Anyone has any knowledge of land that is landlocked? I have a seller in Spartanburg interested in selling 3 parcels but it is currently landlocked! Is this deal a no go?

You could try and contact an owner who does have road frontage and see if you can get an easement. There's also a small possibility that if you did title work, they may be an old easement there that has been recorded. Chances are slim though. @Shaniqua Johnson

$1,000 Finders Fee - Any Takers?
Hey everyone, I've got a duplex I'll likely double close on here before the end of the year. Duplex has a new-ish roof and is currently renting. Selling it under the 1% rule for $160,000. If you know of someone who's buying rentals in Spartanburg and wants a duplex that meets the 1% rule, let me know. If the transaction closes, I'll cut you a check for $1,000 even if you're not the one who bought it as long as you provide the connection.
